To find a tenant

• Full referencing on all tenants to assess their ability to pay. Checks include Credit & Fraud, Income & Employment, Previous Lenders / Landlords.
• To let board
• Colour advertising in Coventry Telegraph
• Full property details with room sizes, internal photographs, etc…
• Listed on www.alternativeestates.co.uk & www.rightmove.co.uk The UK’s No1 Property Website
• Accompanied viewings
• Written & digital inventories
• Upon completion we confirm final meter readings and notify new occupants’ details to local authority etc…
• Signing off of the tenancy agreement & settling of all accounts

FULL MANAGEMENT

• YOUR RENT IS GUARANTEED for a minimum period of 6 months ^#
• no extra costs for inventory’s, checks, sign offs, chasing arrears, protecting deposit, renewals, online payments, etc…
• Initial inspection after 3 months and then minimum of 6 monthly inspections
• All enquiries through us e.g. leaking taps, lost keys
• Collection of rent and paid directly into landlord’s account and statement emailed over same day
• All notices for late payments and final sign offs
• We protect tenant’s deposits under a tenant’s deposit protection scheme and are fully insured with relevant indemnity insurance and covered through the national
• association of estate agents, office of fair trading and ombudsman for estate agents
• Access to our in house independent financial advisers for advice of income & capital gain tax.
